How much is a landlord gas safety certificate in Edinburgh?
If you let a property with any gas appliance in it, you need one of these every twelve months. Here is what we charge, what is actually checked, and what happens if you do not have one.
Short answer
A landlord gas safety check covering up to two appliances is £70 + VAT. With a boiler service included it is £85 + VAT. Both are carried out by Gas Safe registered engineers, registration 523861.
Take the bundle
The certificate on its own is £70 + VAT. Adding a boiler service brings it to £85 + VAT, so the service costs £15 + VAT when it is done at the same visit rather than £60 + VAT on its own.
It is worth doing for a second reason. A gas safety check confirms the appliance is safe. It does not clean it, and it does not keep the manufacturer warranty valid. A service does both. If you own the boiler in a let property, the service is the part that protects the asset.
What actually gets checked
Every gas appliance in the property, plus the flues, the pipework and the ventilation. We check each appliance is burning correctly, that the flue is clearing properly, that there is adequate ventilation and that there are no leaks.
You get the CP12 record, and you are legally required to give a copy to your tenants within 28 days, or at the start of a new tenancy.
How often, and what happens if you miss it
Every twelve months, under the Gas Safety (Installation and Use) Regulations 1998. It is a criminal offence to let a property with gas appliances without a valid record, and in the worst cases it carries an unlimited fine and a prison sentence.
The more common consequence is quieter and still expensive: an insurer refusing a claim, or a deposit dispute you cannot defend.
