The everyday jobs, done properly

Leaking and burst pipes, dripping or seized taps, running and blocked toilets, blocked baths and sinks, shower replacements, outside taps, stopcocks and isolation valves, hot water cylinders and immersion heaters. If it carries water in a home, it is our work.

We are a plumbing and heating firm rather than a handyman service, so the engineer at your door is Gas Safe registered and the same team that installs boilers. That matters more than it sounds, because a fair share of plumbing calls turn out to be heating problems halfway through, and we do not have to hand you to somebody else when they do.

What it costs

£70 + VAT an hour, one hour minimum on all jobs, plus materials. No call-out fee, so you are not paying for the van to arrive. If you have two or three small jobs, save them up for one visit: two loose taps and a running toilet inside the same hour cost the same as one loose tap.

We work Monday to Friday, 8.30am to 5pm, and we do not run a 24-hour emergency line. We would rather say that here than have you find out at midnight. Within those hours, we will tell you honestly whether a job needs doing today or can safely wait.

Old Edinburgh pipework: lead, cast iron and seized stopcocks

Edinburgh's housing stock keeps some things most of the country has forgotten. Original lead supply pipes still feed some tenement flats, Victorian cast iron waste stacks still serve whole stairs, and both need replacing or repairing with some care rather than enthusiasm.

And the cheapest advice on this page: find your stopcock before you need it. Under the kitchen sink, in a downstairs cupboard, or out in the close for many flats. Turn it twice a year so it has not seized when a pipe lets go, because the difference between a wet floor and a ruined ceiling is usually the ninety seconds it takes to shut the water off.

Unvented cylinders and hot water

We are fully qualified for unvented hot water cylinders, the pressurised type fed straight off the mains, and we supply and fit them as well as repairing what is already in the cupboard. Working on these legally requires a specific qualification, so it is worth asking whoever you use whether they hold it. We do, and we will show you the ticket if you ask.
